    I don't believe the 100 CYA is the reason you're seeing a 0 FC level. Unfortunately my CYA is over 100 right now, but I have no problem maintaining a proper FC level. Yes, I'd be looking at other reasons (algae?) if you're FC keeps dropping to 0. TIger85

    Here are some pictures of how I've labeled my valves. Sharpie used by builder wore off quick and so I bought some sheets of letters from the hardware store and they're worked great for about 8 years. Hope this helps. :-D

    The old gasket on the flapper didn't really look that bad. It wasn't very worn looking, just bleached out more than anything. I was concerned that replacing it might not fix the problem, but the new one worked like a charm. The original one lasted about 7 years.
