    Autofill Valve Cavity

We haven't used our autofill valve since we have been investigating a possible leak. We have fixed the the leak and now want to use the autofill while on a trip. We opened the lid to the valve cavity and were surprised by the nastiness of the water. We drained the cavity and noted the clay like...

    Freeze protection and heating spa

Can someone help me with my dilemma? I have a Pentair Intelliflo pump (as well as a cleaner booster pump) that feeds my pool/spa combo. The freeze protection (to protect the pump) kicks on at 35 degrees Fahrenheit. That sends water through the system (including through a spa return that spills...

North Dallas 39.5 - the Big Dig starts

Sure, I actually went with a pool builder from Rockwall - Hopkins Custom Pools. They quoted 4-6 weeks and it took about 5 1/2. We only missed about 4 or 5 workdays due to weather and they didn't work on any weekends that I recall. 30 days seems reasonable this time of year but only if you...

Thanks. We had a dickens of a time picking our plaster color. Finally went with Quartzbrite Midnight Blue. Full sun is my favorite look.

North Dallas 39.5 - the Big Dig starts

Well. Here's the finished product. We still need to do some landscaping, put up a pergola and fix a few pool issues. But we love our new oasis. We've been enjoying spa until summer gets here.

North Dallas 39.5 - the Big Dig starts

Leak guys said skimmer pressure wouldn't hold and they heard gurgling sounds in skimmer line. We're having some low water pressure issues as well and pump basket won't stay full, bubbler pressure is low and spillway flow is small. PB is coming tomorrow to try to figure out. But he said an inch...

North Dallas 39.5 - the Big Dig starts

Well. It's been a while since I've posted. I've been finishing up the pool. The pool and spa came out great. But we, like everyone it seems, have some issues. One issue is white streaks caused by heavy rain after plastering but before (and during) acid washing. The second one is a leak...

North Dallas 39.5 - the Big Dig starts

Decking was poured two days ago. Sprinkler system repair and yard clean up was yesterday. Sod and fence re-install coming in Monday. Pre-plaster inspection Tuesday and plaster Wednesday-Friday. Should have water by next week around this time - knock on wood.

    Quartzscapes St. Martin Shade

I'm planning on going with St. Martin Shade for my pool finish. Does anyone in the Dallas area have that finish in their pool? Just hoping to get one more warm fuzzy about the color before it's too late. Thanks

North Dallas 39.5 - the Big Dig starts

Thanks for the heads up Zethacat. I'll watch out for that. I appreciate the compliments everyone. I must admit I'm pretty nervous as this project unfolds. Wondering what the next issue will be. Actually. Here it is. Electrician put my screenLogic exterior antenna (and beautiful gray...

North Dallas 39.5 - the Big Dig starts

Thanks! The stone on the spa and raised beam is chopped Oklahoma flagstone in a random pattern. The tile is Panaria D Mansion - Rich. We had them replace a couple triangle coping pieces as there were an excessive amount of triangles down the side of the pool.

North Dallas 39.5 - the Big Dig starts

Day 9 - just about finished with the stonework. Should finish tomorrow. Electrician will be here tomorrow with gas/electric inspection Friday. Decking starts next week. Seems like a pretty good pace. Must be the time of year.

    Covered pergola or cover patio

Thanks. I am leaning towards the pergola. To your question no the attached pergola is treated differently with regards to the build line. I can go past the build line. However it is treated the same with regard to the property line. I can't get any closer than 10 feet to the fence.

    Covered pergola or cover patio

Trying to decide which to go with. Any suggestions? Price will be about the same since the pergola will be larger due to build line requirements for shingled patio covers. Larger fully covered pergola vs smaller shingled patio cover. Both would be attached to the house. I'd leak proof the...

    New build, north DFW again!

Gorgeous looking pool! We're about a week ahead of you. Are you going to be able to get the 1:1 setback of 9' from the house to the deep end side of pool? Though that may not be required in your neck of the woods like it is in Frisco.

North Dallas 39.5 - the Big Dig starts

Whew!! My builder and subs worked some magic today to get through the gunite stage. Pending thunderstorms tonight threatened to derail us. They finished almost 4 hours ago and the rain is just starting to fall. Gunite crew said the rain wouldn't be an issue now.

North Dallas 39.5 - the Big Dig starts

Here are the first couple pictures. The dig is finished. Hopefully they'll complete plumbing today and maybe rebar if we are lucky. We're expecting rain this weekend so hopefully we can get through gunite by then.

North Dallas 39.5 - the Big Dig starts

These pool guys like to embellish their pool sizes by taking the longest width and the longest length. If I had gone geometric I would have a much smaller dimensional pool. The rendering is pretty close to what's going in. The shallow end on the side nearest the house has been moved in a tad...

North Dallas 39.5 - the Big Dig starts

Well the dig is on for tomorrow morning. After months of research, interviewing and selections we are finally starting the pool. I thought this was supposed to be a fun thing but I am really nervous about all the unknowns (or should I say the money for the unknowns). Here's the "canvas" we...

    New Pool Rockwall TX

Call Bob and Shane at Hopkins Custom Pools. They're actually based in Rockwall. I'm in Frisco and they did my neighbor's pool and she couldn't say enough good things about them. We are under contract with them now. So far it's been a good experience although we haven't started digging yet...

Spa Coping - Rolled Edge vs Standard Coping?

We have the same concern. We're gonna do a rolled armrest under the beam inside the spa. It's a ledge that comes out from the side of the spa about 4" and provides a backrest and armrest so you don't have to lean against the stone. It does take away some space in the spa but my buddy has it...

Piers under pool before construction? Expansive soil.

I have the same questions. Go to http://websoilsurvey.sc.egov.usda.gov. It may have some soil expansion numbers for your neighborhood/lot. I listened to an engineer on the phone while sitting in my PB interview. He saw my data and said piers were recommended but at about $10k extra that would...

    New pool specs...any tips appreciated

Thanks everyone. Keep 'em coming. Actually, I am not doing a SWG - too much soft stone in the plans? Plan is to do straight Chlorine. I'll ask about tanning ledge depth but it definitely isn't "18. That's the spa height. I'll also check on inline chlorinator. I wondered if I should have...

    New pool specs...any tips appreciated

Here's what I'm looking at. It's a freeform style. Can anyone see anything I should add or that doesn't look right? I know some will say to lose the ozonator, which I may do. Thanks in advance. Pool Type:Play Pool / Spa Pool Size:16’ x 39’ Pool Area:546 Sqft. Pool Perimeter:100’...
