    Interesting. I actually still have my light niche exposed. I made sure they didn’t backfill it in case the inspector wanted to see it. Good thing I did because it was leaking. I’ll re-inspect the conduit connection in the spring when I backfill it and do my pavers.

    I’m all inspected. I left the trench open and even the light niche open from the back. He took less than 20 seconds to inspect and never looked at any of that. I would not risk doing the pavers though until it’s inspected.

    Unless the buyer was savvy enough to put the disclosure as a condition to closing he doesn’t have a choice to accept it or not. Once in contract the sellers have the legal option to pay the penalty and the buyer can’t do anything about it.

    What I have found in my RE transactions (and no offense to anyone here) but all parties involved are completely complacent and just see you a a big check with no real interest in putting in any work ("oh this is standard practice").
