UPDATE: Well, managed to get the anchor out today. The hardened steel 5/16th threaded rod did the trick!

Managed to get the 5/16 threaded rod out using a bolt extraction tool. Will try to get the entire anchor out again using a HARDENED 5/16 threaded rod.

Yes...I haven't measured CYA in a while. I think its likely in the 50-60 range for a gunite pool with SWG. 32,000 gallons

My TA was 90 at the beginning of the season, and got down below 60 in early SEpt. I had to add Baking Soda to get it back up to 60. Regardless of where my TA was, my PH would rise weekly. I typically had to add 1-2 quarts of acid per week.
