    New Southwest Austin Build

Well folks I have sad news. No pool :( . A few issues got us here which weren't revealed until the digging nearly started. First, the governing docs in our condo regime that allow pools were never properly recorded, sigh. So the ones on file say no pools! I could fight for a variance or get...

    New Southwest Austin Build

I talked to the company used to build my current deck & shade today. I really trust them. Coming in the same ballpark with cedar posts and metal roof. I'm gonna go with the steel posts and metal roof. I'll pay more to not have to wash the gray off the cedar.

    New Southwest Austin Build

thanks y'all. We do like the location. Currently getting through HOA and city permits. Excavation scheduled for mid to late January. Very soon! I'm only having doubts about how much cabana we need. Lowest bid so far is $18,500 for steel posts, sheet-metal roof. Solid beast 12x16'. I am going to...

So what are your options so far? * Do nothing * Redo tile to be glass on water feature side of pool. Just one wall. * Entire pool * Wait a while (doesn't seem like an option) What will you do? :)

What if you were to wait until after you start using your pool? Get in there, have some fun, see if it still bugs you after a season You could always redo it during the offseason :).

    New Southwest Austin Build

thanks! the plan is to put the equipment pad between the existing deck fence and AC units. I was going to put a nice visual barrier in front of them. I still have time to change my mind. The gas line is on the right side of the garage in this pic. Electrical is on the other side. More...

    New Southwest Austin Build

Kim I do like your thoughts! I like to consider all options. I will have more brain cycles to think about it this weekend. I appreciate you spending time on it :). I imagine an eagle eye view is probably helpful so I attached a cropped one with focus on possible pool areas.

    Design suggestions ideas

I just went through picking a builder and about half of them were heavily resistant to salt. However none of them refused. One did ask me to sign a waiver. I ended up passing them up. I went with the builder who listened to what I wanted and said yup I can make that happen. Although he doesn't...

    Chlorine will not stop increasing!

It could be that previous years were colder and the SWG auto shut-off for you. Perhaps this year it's been warm enough to keep running. Only speculation.

    outdoor grill placement

Hah ya these guys grill! Good thoughts. I'll have about 12 feet of kitchen space to play with. So far thinking: egg, gas grill, sink, refrigerator, storage cabs. Need some counter space for prep

    Design suggestions ideas

Hi! The best thing to do is swim in 3' or 3.5' with the kids. It may not be possible for you. We luckily did this in community pools. We found 3.5' to be the shallowest tolerable depth and will use it for our upcoming build. Good luck in your decision.

    New Southwest Austin Build

Property line goes to wooded area. It's a big back yard. The porch window is open area living and kitchen space. We plan to be able to look out and see the pool with that window open. There are some windows on the left side too, smaller ones. Looking forward to reading your ideas :)

ajw22, yeah definitely will be the aluminum 'wrought' look. just what people call 'wrought iron' in my area, it's really aluminum. It's required by my HOA too. I can't have a full privacy fence on lot perimeter, unfortunately.

    New Southwest Austin Build

As I anxiously wait on permits I wanted to post outdoor pics of where this sucker is going. Still lots to think about on exact location, how far out from the current deck. Where exactly do I fence? Originally we wanted to wrought iron fence around the new pool, new deck, enclosing the cabana and...

New pool-Looking for comments, advice and admonishment on design/gear - construction begins

Good looking setup! The kitchen out by the back of the pool gives you a nice sunken bar. Although having the kitchen right out the back door is nice too (your first design had it that way). What will you do more, throw big parties in the summer (people in the pool) or grill for the family all...

    Ideal plumbing/pump configuration

Hi. Something to keep in mind is how much of the day do you want water overflowing the spa. VS pump on all returns like Jim said might solve that. Also what is your spa jet setup? 6? Which pump will power the jets?

Thanks for looking out! I added more detail in my original post. I put most of it in there outside of the firepit, cabana, and kitchen.

    New Southwest Austin Build

Thanks for posting Jim. Wouldn't the 420 be enough for my under-20,000 gallon pool? I can get the 520 just seemed overkill. I almost wanted to get the DE. DE sounds nice especially after talking to the PB. However I think he has a service company for his pool. Messing with the screens, which...

    New Southwest Austin Build

The way I understand it is a dedicated pump will power only the jets. It will have a loop and bypass the filter/heater. Should be powerful and "therapeutic". PB does all builds this way. I read a bit about it willing to give it a shot. I won't have an air blower. I'll only run this pump when...

The PB recommends DE 60 grid; loves them. I decided for cartridge as won't need to backwash, can probably get away cleaning cartridges once a year but will do it twice. What are you thinking/doing?

    New Southwest Austin Build

You know I don't remember now :). It all made sense when we discussed it. I'll get specifics next week on step depths. I know the spa has 18" depth benches and that is why we are putting a tiny step in the lower right corner. Don't need to be doing lunges to get out :). This builder seems very...

    New Southwest Austin Build

Our build is scheduled to break ground in mid-January! It's been all consuming to get here but the family and I are thrilled. Here's the design It's going to be about 10-12 yards off the back of house before the deck starts. Excavation: - floor 18" overdig, 9" gunite, 9" gravel substrate...

    outdoor grill placement

thanks @jimim. At this point I'm going to put all my grilling/smoking in the upcoming outdoor kitchen. All utensils/tools will be out there, and have a sink to clean up is going to be nice. Today I often run between the home and attached deck to wash my hands or something after messing around...

Yes my family has greatly enjoyed it for all grilling and smoking. Nothing like smoking 80 chicken wings for a guys night, smoking a brisket low and slow, or going hot and fast for a steak or fish. we are no longer doing this design however the location for things will be about the same in our...
