Help with new pool design (SoCal...south OC)

Sliders were put in... ...view from the couch -- the house is not as crooked as it looks ;) ...and from the kitchen... We still haven't pulled the plastic off the windows...waiting for more finish work to be completed. Progress.

Help with new pool design (SoCal...south OC)

So, the roof is pretty much on now and they're mostly finished with the rough opening for the new slider. We're replacing the double sliders you see on the left of the pic with a 3 panel stacking slider that will match the new slider...should be a lot more glass and less frame. We're thrilled...

Help with new pool design (SoCal...south OC)

Yes, the base of that middle post is already demo'd at this point. Looking out over the pool, the left steel beam come up through the end of the counter where the grill/sink/trash will be, so the 'base' will not be visible at all. I'm assuming we will wrap the post and stucco it or something...

Yup, exterior rated glulam. Hopefully we can get it matched up with the rest of the lumber re: color of the finish. One challenge at a time I guess!

Help with new pool design (SoCal...south OC)

Well, it's been a looooooong time coming, but the project is finally back underway! I'm trying not to think about the lost money and time...focus currently is on completing the patio extension which has held everything else up. The goal was simple: extend the patio the full length of the house...

    New Build, Orange County, California

Agree with all of the above...although the time to measure was probably before the steel went in. But, redoing steel is certainly better than after its shot so can't hurt if you thin it's off (and would be willing to fight about it). Also, the shell/walls in our neck of the woods is typically...

New Construction Home - Orange County CA

That is accurate re: waterline must be 3' back from the line. Note also that the line is from the middle of the mow curb... I'm a future neighbor (RMV) of yours going through the process myself so that's why I know! Definitely OB it and get bdavis to consult! I didn't think I would have the...

It really came out fantastically!!! Nice work...and congratulations! Is that actual wood furniture? Where did you find it?

Help with new pool design (SoCal...south OC)

LOL...filled, that is good one!! We've had zero progress in months. Supposedly workers are supposed to start demo of the existing patio next week, but I still haven't see the change order reflecting the updated plan so I'm not particularly hopeful. Fortunately for the builder, I've had a lot...

Getting started! Owner Build in SoCal

Awesome!! More pictures please! I'd love to see one of the equipment area that shows the full width of the walking space -- is it in your "dog run" area that is so common in our CA homes or does that area have a wider margin to work with...trying to get a sense of it as I know my space is going...

    Our outdoor kitchen build.

Some people will do anything to get a positive response to "Honey, would you get me a beer?" ;-) That is a series of unfortunate events! Great work on everything though, I'm jealous...my project has been in limbo for months!

Pool Design Frustration - working towards contract

Style is a very personal thing. It may not be the design I'd opt for but I think aesthetically it looks nice and it seems have a bunch of "features" (benches...) that might be nice. A few things I'd be thinking about: a) pool depth...do you have thoughts? the design shows a shallow and deep...

Pool Design Frustration - working towards contract

Might just be me, but I think a straight geometric pool may look a bit awkward with the curves of your existing patio flooring. The photo of the contemporary pool linked above -- or something like it -- might be a good compromise...straight lines on the fence-lengths and a curve of some sort...

Pool Design Frustration - working towards contract

I'd expect the response you are seeing. Pool builder should be busy right now, especially in CA with all the weather we've had this season...they're backed up. I don't want to be a downer but I can't imagine you'll be done for Fall...pools can go quickly but they often don't and given the way...

    Pentair IntelliCenter Review and Information

Gotcha, that makes a ton more sense! lol...and I can see how awareness of the open/close state makes sense for the overall system to understand. Good to know as I'm having an automated cover put on my pool -- thanks for the input!

    Pentair IntelliCenter Review and Information

Pool cover module? Do you mean to open/close an automatic cover? Wouldn't that be a safety hazard? Sorry, I answered my own question and it's kind of funny. The manual has a big caution saying not to install it to control automatic covers but then later in the manual it has a reference not...

Solar heating worth it - in NJ?

All good points. https://www.energy.gov/energysaver/solar-swimming-pool-heaters https://www.energy.gov/energysaver/gas-swimming-pool-heaters These links have some info that can help you estimate savings based on your area if you are willing to do a little work and some math. I'd guess the...

Pipes exposed on outside of pool

Mine is the same and I was also told it would be fixed with when the browncoat was applied. In my case, I can see that there are voids around the plumbing and the concrete immediately around the pipe can just be pulled off with your hand. In some cases, there are several inches of space...

Getting started! Owner Build in SoCal

Stepstone is top-notch...product and company...which is why so many architects spec it out for both residential and commercial projects. Not the cheapest option but at least you actually get something for your $ which isn't always the case.

Help with new pool design (SoCal...south OC)

Went with the darker brown for the wood tile -- I think it came out great; you don't really notice the grout at all which is great. They haven't done the beige tile yet. Also, posting a pic of the water feature wall by the spa which they tiled. ...it is crazy how different the tile looks...

Southern CA New IG pool: Steel framing complete

Who do you expect to use it the most? How do you expect/want the pool to be used? Is your child young...are you concerned about them falling in? Do you expect your senior parents to enjoy the pool/spa and do you think they may benefit from a special/easy entry? Do you expect large...

Help with new pool design (SoCal...south OC)

Ok, so, they put down the tile in the side yard and we need to make some grout decisions. It is rectified tile so there aren't going to be large grout lines. I generally prefer to minimize the look of the grout. Here is a pic of the ones that we thought were the closest matches to the tile...

    DIY Solar Loops vs. Panels

For those with commercial products, I'd be curious how long you've had them and how they've held up...do these things have a 5 year expected lifespan? 10?

Your build: What would you do differently?

I would have done an owner build instead of going through a pool builder...says the guy whose pool still isn't done after signing a contract the better part of a year ago. :(

    Outdoor fridge or ice chest(s)?

Thanks for everyone's input! I think I need to figure out the likelihood re: the indoor/outdoor taps. If I can't achieve that for some reason, I think I'd probably opt for the fridge as more bottled beer would be in my future.

    Outdoor fridge or ice chest(s)?

Here is a dated but fairly accurate snip of the backyard plan. The grill, sink, trash is along the lower left area of the diagram. You can see the slider in that area --it leads directly to the indoor kitchen (the whole 'house' area is just one big, open room). It's like 10-12' from indoor...
