It looks great! I'm glad you were able to enjoy it...finally! You have dealt with so much incompetence! I have to tell you that my pool was supposed to be done for my son's 8th grade graduation party, on July 27th, but that won't be happening. :( I'll be renting a water slide now since I put swimming on his invites! Oops! ;)

If it wasn't done this weekend I was going to Walmart and buying one of those kid wading pools for 10 dollars, put it on my sun deck and fill with water and get in it with a margarita, have the wife take a picture and I was going to post it here and send to my pool builder!

The pool though was built fantastically. The quality of the build was much better than all of the pools from other builders we have looked at.

They had a bit of bad luck that I give them credit for that they never used as an excuse. I only found out because one of the workers told me. Their construction superintendent quit the day we signed our contract, and from what I hear, he knew he was leaving and for his last 2 months left things a mess. The sales guy was then trying to manage these installs and that isn't his skillset. In addition, with no supervision, the crews were pretty much running amok. They hired a new superintendent about 6 weeks ago and it has taken him awhile to get a handle of everything. Things are really starting to improve and I am pretty sure my install has helped him decide which subs they need to get rid of and what work they need to bring in house. (I personally don't want the electricians to step foot on my property ever again.....)

If they hadn't hired the new superintendent I am pretty sure my pool would not have been done all summer!

They said the stone we picked out there wouldn't be. I am not so sure. Our flagstone is really dense. However I don't want to take chances. I talked to the guys at Texas Stone Sealers and they have had great results when the flagstone is sealed with their process. What is awesome is even if you do it yourself (which I am) they tell you their process and products to use. I guess their thinking is eventually the pool owner will get tired of sealing it and you will use them!

Their number one tip is: Get it sealed before introduced to Salt!

Their process for a new install is:

1. scrape off any rock that is flaking
2. acid wash then power wash the stone
3. the product they use to seal the stone is Dupont StoneTech Salt Water Resistant Sealer (That stuff is expensive) You can buy it for 1/2 price on line but there is some question about how authentic that product is from that site.
4. Dupont recommends you put a second coat of sealer on from their bullet line after the Salt Water sealer is put on.

Dupont says this should last 5-6 years. Texas Stone Sealers says 3. I am going to reseal every year or until my stone won't absorb any more sealer.

It looks amazing! I love the design! It was definitely worth the wait! :) Enjoy it!

Thank you for the information. I have already bought the DuPont salt sealer, never thought about acid washing and power washing. I will give it a try. You mentioned that you flagstone was really hard, what kind did you get?

I'm just about to start my build (SWCG), but my PB told me although the recommended period is longer, to just go ahead and seal it every year. He also told me to do it myself. He's going to do the first one for me but he said it's pretty simple and if it's properly maintained and sealed it should last just fine.

Yep, that is why I am going to do it every year as well. Couple hundred dollars and only a couple hours of work yearly is not much when you factor in the cost of replacing your stone if it starts degrading.

One other thing a couple of professionals mentioned is that the stone we get here in Texas actually does fine in other parts of the country without sealing. They attribute the stone degrading to the long periods of no rain here. They suggest rinsing your coping off reguarly. I plan on once a week at least when I do my detailed water testing to just rinse it all off.

We stayed away from all the limestones. Really the only flagstone we could get was Oklahoma flag here which is not nearly as hard as flagstone from other areas of the country. However they claimed that the darker the flagstone the denser it was. (I hope that is true!)

We ended got the darkest Oklahoma Flag you can get at our stoneyard. You probably can't tell from the pictures but it is really dark.

Just read through your entire post and really feel for you. We're just searching out PBs and maybe its bad form for me to ask, but who did your pool? We're out west of Austin and luckily in the county where inspectors won't be an issue.

Outdoor Kitchen was completed. It was mostly done two weeks ago but they had to leave a few stones off so the inspector could see all the connections. Nice to have that complete. Also I got both the PDA and Iaqualink working. That is pretty cool. All the big ticket items are now done. Just some small items such as dirt being built up around the back of the pool, stone acid washed, so I can put my sealer on, and one more post hole for a volleyball net needs to be drilled. Oh yea, landscaping to fix up the disaster area known as my yard.

Haven't decided yet.......we are looking through the codes/regulations to see if we can find out exactly what the requirement is......This stuff is 8 times stronger than tempered glass not that means anything for my city!

If I ask him he probably would say no then I am stuck. If during the inspection though when he asks if that is safety glass I can say yes.....at that point I will parade about 5 scantily clad ladies across my deck hoping to distract him. (It is still early in my planning process.....)
What ended up happening with the windows?

I am getting the safety film on line and installing next weekend. I am going to wait a month or so before I have my final inspection. I want that time to have a stress free period of enjoyment with the pool before I get back on that train and start dealing with the city again!

Not at all, rock solid! It would be impossible to tip over unless you tried to....... What is funny is we have had a bunch of people over already for some cookouts and such. The focal point has not been the pool but a tie between the two eggs and the bench around the fire pit!

I must say that I can certainly see why that bench would be a center of conversation. It is among the most impressive individual features on this site in my opinion. I felt it was striking the first time I saw it.

Thanks! That was the wife's idea...I must admit I didn't get it when she drew it up but I am glad she insisted. It is awesome. You can't tell from the pictures but she worked with the mason when it was being built and the back rest is actually reclined at an angle. It really is comfortable!

Just want to tell everyone thanks for this site. We still haven't had the PB's pool school yet! However, with the pool school here we have been through the pool start-up, had three parties, 2 with over 20 kids each and all of my levels are still perfect.

The only thing I need to constantly keep in check is the PH. With the new Pebble Tec installation, my PH seems to want to raise daily. About a .2 to .3 raise each day.

Got all the stone sealed today with 2-3 coats so I am ready to turn on the SWG next week. That was a six hour job! Didn't have to be that long but I did the bench as well. Figured I had extra sealer so as expensive as it is I thought I would use it.

The stone surface can't be over 90 degrees when applying the sealer and since it is 102 right now I had to start very early. 6:30 am

Well, the irrigation system is in, and all landscaping has been installed. Been enjoying the pool for about a month now. SWG is turned on and so far have been really pleased with my stone sealer. Doesn't look like any water is penetrating the stone. Here are a couple pictures of the completed landscaping.....

Also took all of our extra flat stone, broke it up and made a walkway over crushed granite. Can you believe our entire pool was built going through our side yard that was that small. Glad the neighbors let us take down the fence to give us a bit more access.

Since I blew off the final inspection for awhile, the builder is now anxious to get it done.

I told him "why bother, I am sure we will fail it." He asked, "How do you know that?"

I said "It is like when we were all in school, when you fail every quiz and assignment leading up to a test, you are pretty confident you will fail the test as well".

That being said, the inspection is scheduled for Wednesday! My gates are self closing and locking. I have an alarm that buzzes when anyone opens a gate. The windows by the steps have 3m safety glass in them. The fridge is filled with Gatorade, soft drinks and water. The equipment pad is rock solid, everything looks perfect......How can I possibly fail? I will tell you how on Wednesday!

How did you make out with the dye lots on the stone? I remember you saying that the workers hauled some of yours away to another site, and when you got more, it didn't match with what you had selected initially.

How well did things wind up working out in that aspect?
