What prices are you seeing?

In January, we began the slow process (due to our own desire and due to timetables we hear about in our area) of getting quotes on a pool build. First builder gave us a ball park figure $78k based on discussions and we began drawing up a sketch for formal budgeting. The plan came in….$117k without some of the biggest components of our design (cage around existing lanai, pavers for pool deck and to tie into the lanai) or other elements we would like. I put the specifics below. When expressing our shock, builder said he wasn’t surprised by our shock but their prices have increased so much it was unavoidable. We will definitely get more quotes. We aren’t quite ready yet anyway (about a year out…more or less). But should we brace ourselves that $120k is the new minimum for a relatively bare bones project?

Intellicenter is newer technology than Screenlogic...something to consider. 20k salt cell is probably ok but next size up would be better. Look at microbrites or intellibrites instead of globrites...the globrites have a proprietary niche so you are stuck with them (at least that's my understanding).

Yes, prices have increased on everything we buy and use. We shopped and dealt with builder quotes for 3 years before we finally decided we would get a pool. One thing we found consistent was that the verbal, sale quote, was always substantially lower than the one after the design got on paper. Decking adds up way more than you might think, so always keep that in mind. I'd say, easy, for a nice project of pool and sizeable deck, $120K is not out of line these days.
 
Your quote seems roughly comparable to what we are seeing in the Tampa area...we have a quote for $95K but compared to yours, does not have automation, $8500 swimjet allowance and is not pebbletec. But more sq ft of travertine, roughly 1,000. Briefly:
-14x28, basic with geometric arcs on each end; 4-5-4 depth
-Pentair equipment
-Salt, Heater, couple swim jets
-Screen enclosure, 2 doors with footer
-Travertine decking and coping
 
When I first reached out to builders about a pool last summer It was "were in the areas of 65-75k depending on options" my contract signed last month is for about 115k. For just the pool and concrete decking. Not anything else to do with the project as a whole. Im in another 60-70k or so on landscaping, decks, outdoor shower, lighting, audio, redoing sprinklers, fencing etc. But pricing is super dependent on the area your in. I'm in a resort area with lots of tourism which drives up prices and a very small population of people that live here which limits the amount of competition for things.

I was told by my selected builder a gunite pool would be double a fiberglass pool. I dont know if he meant just the shell or the entire project. But I didn't ask for elaboration because back then I figured 60k for fiberglass 120k for gunite. With how expensive fiberglass has gotten and me driving the price up with things I wanted and just general cost increase to do anything these days, I kinda wish I had looked further at that option. Especially now with the fiberglass pools getting even harder to source. But Ive seen posts on here for quotes building really, really nice gunite pools with lots of bells and whistles for the same or less as im paying for a fiberglass pool. But again area makes all the difference. Up north about 100 miles from me in VA/Hampton Roads a buddy is building a 16x32 vinyl pool for about 50k all in.

I paid 50k total for my fiberglass pool near Nashville 1.5 years ago. I got the new price list from my PB and my pool would now cost 65k and the wait is 2.5-3 years for installs 😮
 
Went with 30x14 fiberglass since the installer had it in stock. Signed the contract last spring for 58K including pump, filter, swg, 2 lights, and all plumbing and electrical. It was for a new home under construction at the time and they tried to raise the price in July before we even moved in. Told them nice try but we had a contract and paid a deposit. Same pool is now listed at $74K or almost 30% increase in a little over a year. All in budget for grading, drainiage, fence, hardscaping and landscaping is $100K. I will be about $2K over once we stain the fence but done now. Helped that the yard is small. Did not help that we had an impervious square footage restriction that was very tight.

This was bare bones, nothing luxury. Plain ole cool deck.

That tells me ours is a bit out of line. This builder is not a volume builder and seems to have a good rep but not a long history and I think that may be affecting things. No Travertine here, but we would like that. We specifically asked for decking of similar quality and wanted it to cover existing lanai too. They quoted us for cool deck instead on just on the pool perimeter. If this was with travertine I could understand a bit more. Thanks for your insight. It’s truly helpful.

Also a local LKL friend has had a quote for $130k from a builder in Tampa. She’s getting everything we were quoted and wanted + hot tub + travertine on and cage around all the existing patio and all around new pool. If we added the cage around our existing lanai and travertine with this builder we’d be over her quote and still not have a hot tub😂 This is why you always get more than one quote. Time will tell what happens…
