NM new build - the build - bonding wire?

Hi all,

I’ve been stocking this site since we started thinking about building a pool last year with our new home construction. We had to delay the pool build while we petitioned changes to our building envelope. That’s been taken care of, now we are set to build.

We interviewed a couple of companies and have selected the one we liked and feel most comfortable with. I’m attaching their contact, please review and see if I should have something changed.

The pool will be 20x40, 3’6” to 8’, 8x8 Sun shelf. There will also be a sheer descent water feature.
Here are some answers to questions I sent:

1) All Pentair Equipment and Automation; Pump: 011056 3HP 230V IntelliFlo VSF Variable Speed and Flow Filter: 160332 520SQF Clean and Clear Plus Cartridge Heater: 460736 400K BTU NG MasterTemp Low Nox Automation: 521907: IntelliCenter I5PS Pool/Spa Control

2) Two skimmers on the house side, and 3 returns on the opposite side.

3) This is the actual depth of water from the center of the tile to the plaster. From the top of the deck to the plaster the pool will be 7-inches deeper.

4) Our typical sun shelf is 12-inches in water depth.

I never like the idea of having two skimmers on the same wall, nor having all the returns on one side of the pool.. When possible, there should be at least one return on each "wall" of the pool.. The whole idea is so that the returns can push the water in a circle.. Kind of like a very, very slow flushing toilet bowl. This drags floating stuff past the skimmers.. Skimmer should be on walls that are 90 degrees apart so that they pick up stuff when the wind blows from different directions.

I like your pump, filter and automation.. I don't see a SWCG?? Are you not going with a saltwater pool???

Thank you for the information on the skimmers and returns, I’ll try to have him stagger them in the opposite the walls.
I forgot, I will be doing SWG, but he didn’t list the equipment.... I should ask for IC60....correct? Is there more to it than that?

I'd definitely go IC60 given the size of your pool.

I have a 20x50' pool. I have 3 returns on one long side and two skimmers towards the two ends of the other long side. Water flow works well on that type of rectangular pool.

What is more important is to position the skimmers on the side into the prevailing winds. The winds do more in directing the surface debris then the return water flow does. I see the way the winds influence which of my skimmers gets fuller.

Super interesting the regionalisms.... In Utah you simply don't build a pool without an auto-cover and that costs a ton.
The rest of your build pricing looks great. In fact, I would be in heaven with that pricing...

it is crazy the price difference seen throughout the regions.... if you don’t mind saying, about how much with this pool cost in your area?

This is actually the more expensive quote we got... another was about $20,000 cheaper, but equipment wasn’t as good and the company didn’t have a good of reviews, so we were ok with paying more. I was surprised at how much it was to add the automation though
 
Smaller pool than yours, but I do have a spa.... No decking included. That's going to be Belgard Melville pavers at 18 bucks a square for 1800 square......
Autocover moves the pricing up.
I think once my power line is buried, I'll get over 160k.
Oh, and my builder was 40k cheaper than the first bid and 80k cheaper than the second.

If you are getting a SWCG, you are getting the wrong IntelliCenter.. You want the package that comes with the built-in SWCG power center, plus the cell, plus two valve actuators.

You want a cell that is at least 2 x the volume of your pool.. So for 20K pool you need a 40K cell, etc..

This looks like your proposal from the PB. I'd respectfully suggest you also look at the contract terms and conditions. Make sure you understand them thoroughly. You may want to review this document for more information. Construction Best Practices - Further Reading | Trouble Free Pool. It's certainly very important to get the right equipment and right aesthetics and a contract that is fair to both parties. They're usually drawn up by the builder's attorney and so they naturally favor the PB. It's also often fairly easy to make them fair to you.

Good luck with your build and please ask any questions you may have before you sign.

I want to have a log of our pool build, so I plan on updating at each step.

We received our landscape architect design. We are making a few changes, he shrunk the pool down to 18x40, but we plan on keeping it 20x40.
He also has an open lanai with a changing room, bathroom, and area for pool equipment. We are going to go with more of a casita/pool house building.

Also pictures of the space we working with.

Updating this thread to keep everything together.

Our build isn’t scheduled to start until April timeframe (so almost a year out from when we signed the contract). We got a call earlier this week since they are finding items are taking a long time to come in they wanted us to go ahead and pick out selections now to ensure everything would be in on time.

We selected Diamond Brite French Gray or Sunstone Smoke (basically same color).

For tile, our company doesn’t do glass tile or anything smaller than 3x3. We selected NPT Ridgeline Blue Slate as our first choice and second choice was NPT Gemstone Blue.

Our water feature will have the same stone that’s already on our outdoor fireplace area.

We live in the high desert and these choices really fit in with our environment.

Hi all, it’s time for my PB to order equipment, I asked for the list to have it checked here before it gets ordered. Our pool will be 20x40 with SWG with a smallish water fall feature and two bubbles on a sun shelf…. Should I be concerned with any of this equipment?

Here is a list of the equipment with Part Numbers;

It does not work well with TFP chemical recommendations and is just not needed. What were you planning to use it for??

The IntelliFlo Pump, Filter, Heater, are fine.. The Automation is ok, but only has an IC40. In your location you really need an IC60.

I don't know much about the lights.

Thank you, I did plan on telling him I want the IC60, so thanks again for confirming that.

I didn’t ask for the intelliChem, just something the PB was planning to add…I wasn’t sure what it was for, glad to see it’s not needed, I’ll tell him not to order it.

The IC40 comes with the IntelliCenter bundle that you want. It has the IntelliChlor Power Center integrated in the IntelliCenter cabinet.

Most builder will swap the IC40 for an IC60 cell and should charge you a few hundred for the differnce.

Don't let your builder get the non-bundled IntelliCenter without the Power Center because you requested the IC60.
 
I kept reading how many people are waiting on their PB to begin, but we were the opposite, our PB has been ready to start since end of May, but we had some issues with building permit for the pool house that kept the PB from starting, but yesterday this….should up. Shortly after the port a potty’s arrival, the PB called and said he and the PH contractor talked and the PH permit finalized and the pool build could begin!!!

Likely, my spouse had today off and was able to be there to ensure layout and everything.

I’m impressed how much they got done in 1 day. I’m going to keep posting pictures of progress, please if anyone spots issues point them out!!!
