What model number IntelliFlo pump?

The EasyTouch system works fine but is of early 2000's vintage and getting long on the tooth. IntelliCenter is Pentair's modern system. Cost between the EasyTouch plus the Mobile Device Interface that should be ScreenLogic2 and the IntelliCenter should only be a few hundred.

No natural Gas, I have Propane.
 
Also, I would adjust your payment schedule to have a 10% holdback until all equipment is installed and the pool and all equipment is operational. That payment schedule gets the builder way ahead of the work completed. I pay for work after it is done properly, not before. Maybe 50% progress payment at start of work and then remainder when completed for each phase.
 
This is a better drawing the last picture didn’t include everything, the Hot Tub and Bold line across the back and part of the side of the pool will be exposed and finished on the back side.

Great point, should I add a smaller propane gas heater for just the Spa, I think that is the only solution.

As long as you plan for the issue I would plan the location of the propane heater and then see how the HP meets your needs. If you then feel getting the gas heater is worth the cost it can be added easily if you leave the space on your equipment pad.

BTW, tell your builder to install a Heater Bypass - Further Reading

Seems high compared to down here in Florida, but could be more in line up north. My basic gunite plaster pool with sunshelf, no spa and 500sf of travertine deck is going to be ~45k. I could probably have added a spa for 12-15k more.

Your best bet is to get 6 or 7 quotes and compare. I did that and even in the same city there was a huge range of 40-70k.
 
I'm in RI, using a MA builder from Billerica, and the price seems comparable to what I'm paying when considering the differences in size (my pool is going to be 15x30, no spa, no water features etc).
 
The design looks great! I have several comments:
  1. Your sig looks like you are in Massachusetts - if that is correct, I don't see a heat pump working for a pool that size in that geographic location. My heat pump had to work to keep up in GA for a pool that size in the cooler spring and fall months, which are equivalent to most months in MA. I really think you're going to need a gas heater.
  2. I see an IC40 unit listed for SWG. You really want the IC60 installed for a pool that size.
  3. Go with the intellicenter. Price won't change much, but you want the latest technology - not something 15-20 years old.

I think you should consider switching out the heat pump too, I am doing a propane heater 400 BTU
 
I had a 400K heater on my pool in MA, being in GA now my thought was heat pump/chiller. I am thinking about a separate smaller gas heater for just the hot tub??? I don’t have natural gas like I did in MA so it would have to be run off Propane.

Thoughts?

I've heard that propane costs a fortune. We use our heat pump to heat the spa in the winter, but we're Floridians - we don't go in if it's below 50 outside.
 
I mean it does honestly seem kind of high at $117k. But no one outside of Georgia could really say for sure.

I’m in Texas and my pool only was $78k in and it’s sorta similar to yours. You do have more concrete decking though. Even after adding the roof for my 40’x10’ patio I’m still about $17k less all in.

Definitely get multiple quotes.
