    Thanks for all the feedback. The stains in the pool really doesn't bother us. Initially when we got the pool, the spa would drain 50% or more overnight when the pump was off, into the pool. I ended replacing all the check valves I could find and now it only drains down to where the tile line...

    Thanks for the awesome feedback. Here are my answers. The pool is currently not leaking. The spa is a little and that doesn't bother me. It is not rough at all to walk around in the pool and right now I'm just happy looking at a sparkly clean pool so the stains or the etching is no issue...

    There might be some cracks in the spa. That's was I'm suspecting the water to seep through and drip into the pool. I'll try to post some pictures tomorrow.

    Thanks mguzzy Built in 2007 and I don't believe it was ever replastered. I checked with previous owner who had the pool for 6 years.

    I updated my signature. The pump I have is a Jandy Stealth SHPM 2.5HP pump. Thanks for input @Flying Tivo I'll let it run for 30 minutes and then test the PH, TA, CYA and FC levels before I'll start adding any chemicals.

    Update: Yesterday I went ahead with a drain and fill. Drain went pretty smooth. I rented a 1/3 HP sump pump and disposed the water through swear clean-out. I think I did a 60-70% drain. Currently filling up the pool with 2 garden hoses and it's taking a long time. I have a few questions: 1)...
