Pool Quote and Design questions

I've been lurking around for a little bit while finalizing house plans and am looking at the pool area now. Would love your opinions on the pool options we are looking at.

120LF Concrete Pool 3.5'-8'. Swim out bench in deep end
Tanning ledge/steps 7'x 22' with 2 bubblers and umbrella sleeve (thinking of adding a second umbrella sleeve)
Diving Board added in deep end

100% Quartz mix for interior of pool
Flagstone Coping with standard 6" tile and step marker tile
Pentair IntelliFlo 3hp pump
Pentair Clean and Clear 420 Cartridge Filter
Pentair Easy Touch Control Center 5 with Smart Phone Controls
Pentair Salt Chlorination System
3 Blue Square LED Lights with Light Show capabilities
2 skimmers, 2 main drains and 5 to 6 returns with 2" schedule 40 rigid pipe.

1250 Sqft of concrete

Price for this quote is $76644.

We would like to add a water feature we think but aren't certain. We are going to work on finalizing the pool design next week but i made a render with an idea that I had for the pool. opinions on the water feature/bench i've added? Better alternatives? Also any ideas for what to do along as the fence as i don't particularly want to have grass there.

Looks pretty good..

I am not a fan of flagstone coping and I don't believe it goes with your pool style and design. But then it is not my pool..

Follow up on your automation as there is no such thing as an EasyTouch 5.. There is an IntelliCenter 5.. Either way, make sure the automation comes with the Internal Salt cell power supply and not the external power supply..

Great pump and filter..

You will love a saltwater pool.

Great design and welcome to TFP and pool ownership.
You don't state the overall length of your pool but your tanning ledge is 22ft so you must be close to 40ft in length.
With a diving board just ensure you have enough length on the 8ft deep end.
Have your 2 skimmers plumbed independently back to the equipment pad for better control.
If you go with water features, you may want to consider a separate pump to run those independently of your main pool circulation.
You have no spa or heater, where you thinking of putting a cover over the pool for the winter?
Remember that your SWCG should be 2x your pool volume. I am guessing you may be over 20,000 gals.
Your benches in deep end are good and like how you tucked the steps as part of the tanning ledge into the pool.

Thanks! for all the info, yeah pool is 20x 40 and will be covering it in the winter currently though planning on getting it ready for a heater on the equipment pad. Went with more decking which unfortunately stole my heater budget. Heater seemed easier to add later than extra concrete.

I would go with some type of manmade product with a fixed size.. Just seems to fit your pool design better to me.

I have a rent house that has flagstone coping that is about 10 years old.. From day one is has "shed" very thin layers of brown sand into the pool. Some of the stones shed, and some do not. I have not been impressed, and made sure that I did not use it on the pool at my house.

But again, it is your pool and you should get what you want.

Definitely need to ask builder to go up to the IC60. I was a little curious about the lights as i haven't seen them from my time lurking around the forum.

I have never heard of "Blue Square" LED pool lights... But they can't be much worse than most LED pool lights which seem to only last 2 to 3 years.

The main thing to know is... Do they work with the IntelliCenter.. any automation can turn them on and off.. You need to ask your pool builder if the IntelliCenter can control their color..???

Flagstone Coping with standard 6" tile and step marker tile

I have Flagstone coping and water tile. Have been very pleased with it. It has lasted 19 years. I did have it cleaned and sealed back in early 2018 but even before that is was fine. I have not seen any deterioration or flaking. I am the 3rd owner so not sure what the previous owners did but it was in good shape when I purchased the house 12 years ago.

I suspect it has a lot to do with the quality of the stone... Just not sure how the home owner would know what the quality would be...

I also personally believe that natural stone looks much better with freeform style pools.. Just what I believe.. does not make me right..

Yep. Definitely Free Form. I have the original contract passed down through to me by previous owners and all it states is "Flagstone Coping and water tile".

Going to have the builder move up to the IC60 and having the skimmers plumbed independently. Need to make sure the lights work with the IntelliCenter 5 and look into some coping options. After looking at pictures I do agree flagstone coping may not look the best with the look I'm going for.

One other point - put a light above your equipment pad with a switch that is easy accessible. Ensure you got good drainage around the equipment pad as well.

Where I live in Texas it is a requirement to have a light above your equipment pad. If you are going to have an automation system, it only makes sense to have the light connected to it. This means you don't have to find the light switch in the dark.. You can turn the light on via your remote or phone before you leave the house.
