So where is your property line? Looks like you have a huge lot!!!

What window is that looking out on the porch? Is there a window on the left side (as you are looking at the porch)? What room is that?

I have some ideas as far a placement!

Property line goes to wooded area. It's a big back yard. The porch window is open area living and kitchen space. We plan to be able to look out and see the pool with that window open. There are some windows on the left side too, smaller ones. Looking forward to reading your ideas :)

Red is the fence with black lines=gates. Might want a gate of the right side as well. I would have the shelf lined up with the steps off the deck.

Going to share pic of house with some more ideas in next post.

Now this one is looking at the house. Note the red line at the top of the current steps. Put a gate there. Note the green "steps" on the other side of the porch. Those will allow access to the rest of the yard. The black is the fencing around the pool and outdoor kitchen.

Thoughts? If you do not like my idea that is fine. It will NOT hurt my feelings. I tend to throw ideas out to see what sticks.

Kim I do like your thoughts! I like to consider all options. I will have more brain cycles to think about it this weekend. I appreciate you spending time on it :). I imagine an eagle eye view is probably helpful so I attached a cropped one with focus on possible pool areas.

thanks! the plan is to put the equipment pad between the existing deck fence and AC units. I was going to put a nice visual barrier in front of them.

I still have time to change my mind. The gas line is on the right side of the garage in this pic. Electrical is on the other side. More expensive to run gas lines so keeping it close to gas.

What is on the inside of that wall with the AC units?

Cool! That location seems the best, IMO, given the neighboring homes and your sight lines from patio and pool. You might build a new screen wall, like on the end of the patio, to provide some visual interest.

Good thinking on the gas run. It is somewhat easier and often cheaper to move electric, depending on conductor size.

For primary pool access, I would consider a 5’ or wider walkway of the stone pavers you mentioned, running from the stairs. Match the stair width or perhaps a little wider. Think of a busy event that you would host and plan for that. Lots of friends and family moving about. You might also consider a wide gate at the main entrance and a smaller secondary on the other end for maintenance and overflow traffic. I had that with my last pool fence and it was convenient for equipment access. Just my .02.

On the overhead, it appears the neighbor on the garage side of the image has an existing fence?

thanks y'all. We do like the location. Currently getting through HOA and city permits. Excavation scheduled for mid to late January. Very soon!

I'm only having doubts about how much cabana we need. Lowest bid so far is $18,500 for steel posts, sheet-metal roof. Solid beast 12x16'. I am going to get a few more bids. What is a fair price for a simple steel cabana with a slightly pitched roof???
 
So close now! At least it is in the start month now!!

Pricing is so hard as each area is so different..............even from one side of town to the other in bigger cities like Huston....the price for inside the circle is far different than outside the circle. It is best you get at least 3 quotes within your area and go from there. Don't be shy about playing one company against another to get the best price possible.

I talked to the company used to build my current deck & shade today. I really trust them. Coming in the same ballpark with cedar posts and metal roof. I'm gonna go with the steel posts and metal roof. I'll pay more to not have to wash the gray off the cedar.
 
Well folks I have sad news. No pool :( . A few issues got us here which weren't revealed until the digging nearly started. First, the governing docs in our condo regime that allow pools were never properly recorded, sigh. So the ones on file say no pools! I could fight for a variance or get two-thirds to vote on an updated set of CC&Rs. I don't really want to. Some background is that yes we are condos although single family homes. Platted up this way in the city. So yards are Limited Common Elements, not full ownership. I knew this before we started the process but was having a hard time finding any info on what's possible so decided to see how far we could get.

The second thing is there is now fear that a lender would not finance the purchase of my home when we sell one day. There is a lawyer looking into that for the association so we have all the facts. Either way I did warn my builder upfront about this before we signed the contract, and he is getting me our down payment back. I'll pay him for his time and sunken costs (permit, cad designs) as that's only fair.

My family and I were devastated when we heard the news earlier this week. But you know it's all first world problems :). It helps us focus on our next phase in home ownership as we are now going to search for a new home that has a pool or is setup for our dream pool. I also learned a TON from this site. I won't be buying my test kit just yet :p. I am happy to have donated to support such a community and knowledge base. We are now equipped to build a pool within the next few years or know what to watch out for if we buy a house with an existing pool. The builder kindly offered to help identify any risks with potential home/pools we buy in the near future.

We are going to take our time finding the right property for our family because our current house is just fine for us today. And it's just insanely expensive to buy in Austin.

Thanks for all the support on this build! I'm sorry we aren't going to see another pool built, yet. I'll post a lawyer update within a few weeks once I receive it. I don't anticipate changing my mind on putting a pool here because we now know we should move to pool up.
