Greetings TFP! Love this site and the shared info is invaluable! We are long time Vegas residents and since this will be our third pool build we decided to go OB. Permits and HOA all done and we finished excavation day before yesterday (11/7). Things are going well so far but we’d like to get a couple more bids from subs and suppliers. Appreciate any input from others and especially other local OBs. ?

Specd Equipment includes MasterTemp 400k heater, pentair 520 cartridge filter, Intelliflo XF vsf, pentair IC60 SWG, and solar.
Also 2 venturi skimmers, paramount auto level, channel drain, pentair intellitouch controls, brilliant wonders 96” waterfall, and 1.5” LED Lights.
Looking at 24+ jets in the spa using combination of waterways manifold and Single jets. Suction and returns to be 3” but considering 4”...

SPA plumbing will be the challenge - instead of 100” pipes, I’d break the spa down into 3-zones, of similar type jets / therapy stations (flow rate), use 3 pumps instead - circulation pump (XF), plus 2 additional SPA pumps (XF), and let automation control them accordingly. The usecase for running all 24 jets, at the same time, is low...
Thanks! Planning on 3 pumps total, 1 for circulation, filter and heat and 2 dedicated to spa. I like the idea of zoning the spa. Automation will be pentair intellitouch.

A couple notes that were left TBD on the design...
Plumbing:
Dual Skimms, in the case of our primary wind direction, they are at the deep end.
Strip drain with flush top. I see opinions here vary, but we have always found one useful for circulation, especially when bringing the water temp up in the early spring.
Returns are situated on each of the remaining sides. Hydro loop to balance flow.
Fill/Level is TBD, but I am leaning toward the Paramount. Due to some higher winds we will not use the flush valve style as they have proven problematic in our previous pools. Wind is always an issue here and we are close to the mountains...
Suction/Returns to be minimum of 3". I am researching the value of 4", cost vs friction loss of 3" and having to adapt it down at the pad. Any inputs are certainly welcomed.
Equipment pad is approx 22' to closest edge. Pool is approx 20'x39'.
The spa is at the furthest point from the equipment, about 80' or so from the pad.
Control/Sanitation:
Pentair Intellitouch, 8 station, with screen interface. Its about 25' from the Router, so we are looking at direct connect with LAN in lieu of wifi.
Pentair IC 60 SWG.
Designer slated a suction vac which we will likely leave in but Im looking at robots.
Heater:
NG 400K Pentair, with a By pass. Thanks TFP for that tip!
Solar - with 350+ days of sun, its an economical way to warm the water in the spring/fall. Single story house, plenty of concrete tile surface area.
Lights/water feature:
W/F is slated to be Brilliant wonders, 96".
Lights will be 1.5" CMP LED all around.
Considering adding a CMP LED/bubbler at the wet deck/ baja shelf.
Spa:
Finalizing the jet layout now. Planning on using the Waterway Manifold in a couple seats, plus some singles throughout. Also planing on a CMP Array (4x 1/2" jets).
We have 2 XF-VSF pumps spec'd for the jets and an air pump as well. Looking into adding the zoning noted by Roy, with automation. Only a handful of plumbers here have done this, so its currently a work in progress.
Its a complex spa layout for sure, but the goal is to have something more than what most PBs here provide...Specifically, a basic lounger, some seating with multiple jets, some foot jets. About 24 jets total.

I have a plumbing crew that can do that spa if you are interested - they are in San Diego, but I'm sure won't mind driving over there for a week or so...angle the spa interior wall slightly, so that you don't sit straight-up (this will also allow more space for plumping in the SPA wall). Lower the seating area by an inch at the Waterway Manifold, so that you sit deeper in the water, and get a better massaging area. Include a "arm-shelf", around the spa, so that you can rest your arms at shoulder level, and not above your head....etc.
Been busy with holiday, finalizing trades and getting equipment here. Our latest updates:
Adjusted the depth to 4' on the shallow and 5 1/2' on the deep end, 15" for the wet deck. Measures out much nicer now.
After some back and forth with a couple plumbers, we went with a reputable company here that is willing to build what we requested. Following some discussion and thinking, we made some minor adjustments to the equipment. Main pump is still the XF VSF. It will be plumbed for filter, circulation and heat. Spa pumps are the new Whisperflo as they will run jets only. Sheer is a single 96" unit in lieu of 3 smaller.
Pad is in and rough plumbing started today! Too dark for pics today so I will post tomorrow.

About 80% of pool side done. Solar, SCG and air need to be finished up. Steel starts Monday.

Been a busy Holiday with our pool project for sure...Plumbing has now wrapped, as has steel. Electric underway....

I would sent those SPA plumbing pics to the Waterway guys, and ask them to review...how did you Zone the spa jets? Remember to show the gunite guys the lower spa jet, the cutout in the gunite needs to be bigger to fit the larger jet body!!!!
PS. I still think you are going to have a lot more pressure in the singles, than the triples if they are on the same loop. Send me the name of the plumbers, clean work!

If it’s not too late, consider IntelliCenter instead of Intellitouch. Intellicenter is Pentair’s latest automation product, and should be about the same price. You wouldn’t buy a 10-year old iPhone, no reason to buy the old automation product.

Basically we split the spa in about half. 2 waterways manifolds per spa pump. There are also 4 ea. 1-1/2” and 6 ea. 1” jets. 3 hot water returns from filter pump.
Plumber and I spent some time discussing what we wanted. Then, sketched out a plan to make it happen.
Sent him the manifold instructions, data sheet on WWP and a pic that we marked up to review before install. They typically build the 3 or 4 jet seats from single jets.
