Hello All,
After lurking here for some days now, I got my 5 pools bids, decided on PB in 1st week of March.
Got the HOA approval after 1 month and now had lot of activity in last 2 days.
I will do my best to chronicle my build as many of my predecessors have done here.

first - I am in Cypress, TX ( NW Houston to be precise).
PB is Backyard Luxuries.

Attached is the bid.

General
Pool/spa Perimeter 117’
Pool/spa area 539sqft.
Pool Size 35’ x 23.3’
Pool Depth 3’6”- 3’9”- 5’6”
Pool Tile - Standard pool tile at waterline
Pool Edge - Flagstone coping
Pool Structures
King tut Raised Spa 12’’ with stacked flagstone spillway
Sun deck with 2 bubblers
7 Ton Natural Rock Waterfall
1 Landscaping Planter

Decking -
Install approx. 839sqft. Concrete
Spray Deck 1269sqft. (Color of customer’s choice)

Pre-Construction
HOA - Layout for approval
All utilities marked in easement, plus gas/phone to meter
Electric marked if required

Excavation
Excavate pool and form per approved plan
Haul away all dirt and debris

Pool Steel
4 - #4 rebar full 12’’ box beam
#3 rebar @ 8” O.C. in all areas

Plumbing
Install two gunite skimmers per plan
Install six return inlets
Install one dedicated Polaris cleaner line per plan
Install two main drains
Install one 2 hp circulation pump (Hayward TriStar)
Install one 2 hp water feature pump (Hayward TriStar)
Install one .75 hp cleaner pump (Hayward)
Install one 425sqft. cartridge filter (Hayward)

Gunite
Spray gunite to shell, raised beams, ledge, benches, and equipment pad
Trim all features, benches, steps, etc. per approved plan
Put all rebound in pad or ramp

Electric
Install and hook up one PS8 Controller with wireless aqua pod
Install and hook up one circulation pump
Install and hook up one waterfall pump
Install and hook up one Polaris booster pump
Install and hook up GFCI
Install and hook up 2 LED pool & 1 LED Spa light
Bond pool as required

Tile Coping
Provide and install multi blend Flagstone coping
Provide and install waterline tile per approved plan

Decking
Install 839 sqft. concrete per plan
Spray Deck 1269 sqft. (Color of customer’s choice)

Clean up
Clean up after gunite and new decking is poured

I can't believe your HOA took a month, I'm on our board and we try to take care of our requests in 1 week. I like the design

Actually the board approved immediately but the mmc office sent a query back to my pb about drain who replied back but was not to the office's satisfaction.

So it took me 2-3 hours of phone calls to the mmc & pb to get the wording right & get their approval.

we've been swimming almost a month now & I think we're finally done getting the landscaping&sprinklers etc. put back together

I'm no expert so maybe there's better info on here but we went with 2 Pentair VS pumps
one for the water features & one for the main filtration pump & cleaner

the way these pumps are all digitally controlled now & with the variable speeds from about 750-3400 rpm it seemed
like a no brainer IMHO as far as saving electricity & extending the life of the pumps, filter etc.

it's also nice to adjust the rpms down low on the water features & spa to keep noise down when you want (like at night, at least in the burbs with neighbors so close)
