acid wash vs. ???

Hi,
ok.. the acid wash didn't work (done in Dec & its stained again).. paid $1000 for that & tile cleaning.
they said it is old plaster (it is 13 years old) & has been acid washed & etched (its been acid washed twice). they say to not acid wash again.. but try sanding.. or replaster for $3500. opinions? thx!
 
Can you tell us more about what is wrong with the plaster? Did this "staining" go away when they acid washed and then come back a little later, or was it always there even right after the acid wash? What do the stains look like?

Plaster does wear out eventually and you will need to re-plaster at some point. The "staining" might be the concrete showing through thin areas in the plaster, which would mean you need new plaster, or it could be some kind of metal or organic staining, which would mean you have a chemistry problem.
 
Actually, needing to replaster after 13 years is not that uncommon so that may very well be what you need. Between 10-20 years is the usually lifespan. Much depends on how well you kept up your water chemistry, the type of chlorine used (there is some evidence that trichlor can contirbute to soft spot etching), and how may times you have acid washed. Usually 2 or 3 acid washes are about all a coat of plaster can take.
