Water is getting clearer. The stone work will be sealer this week and then we can turn on the water features. Deck staining and sealing also this week.

My builder has an aggressive build schedule. Should start posting pictures late next week.

If you went with Austin, I am sure it will go great! We chose a different builder tring to save a little money and boy did we make a mistake!

Stamped concrete was stained and sealed yesterday. Stone work and coping get sealed on Monday. Interviewing landscapers to get the yard back on point.

Very nice! What coping is that you have? I might try something similar. Also, keep us posted on your landscaper. If he's good, I might want to get a bid from him too ��

the coping is Oklahoma flagstone. I am getting four bids for the landscaping which includes:

replacement grass
new trees and plants
rock surrounds for equipment areas
fixing irrigation system
effect lighting
fence repair

Check with Outdoor Remedy! They do great work (i think it is Austin's Landscape Guy as well)

Summer time update. All of the landscaping was finished a few months ago and is now established. Water temp is 90 so getting use from it pretty much everyday. Been using the TFP method and keeping it balanced and spotless has been easy.

Your pool turned out great!

word of caution if you use a sprayer to stain the fence....better use a roller or brush
on the neighbors side near their house.

I accidentally got a few drops of over spray on my neighbors house.
