I don't know what I am doing and I would like your opinion on the pool build and the pricing.

Some background

I am building a new house in Bethesda MD. Bethesda is a suburb of Washington DC and has I high cost of living. Home prices in my neighborhood run from 1M to 6M. I feel this is important as prices on new pool builds differ greatly across the country. I basically live in one of the most expensive areas in the county to build.

I asked my architect to refer me a pool company and he did and there quote is below. As he was giving me the quote he said this is what you want and I would rather give you the real number up front than charge you more later. I told him I liked that he did that. All this company does is high end pools in the DC area.

I am more interested in it being perfect than I am cost

Cost is important but having the pool as close to perfect is what I am really after. My architect said that the company he referred me is the middle of the 3 he recommends and he builds in homes that are 2M+ High end work costs more, I am OK with that and will pay for it I just want you fine people to give me your opinion.

Some questions

1) Is the pool and spa big enough for my family? I have wife and 3 kids under 10. We like to entertain so there will often be 10 to 15 people at the pool at one time.

2) Did they quote me nice equipment? Are there any changes you would make?

3) Is this price in the ballpark of being reasonable for a super nice pool build?

4) Is 9,240 a reasonable amount to pay for bullnose coping? That seams like a lot to me.

5) Is it worth upgrading the heater?

6) if your reading #6 you are awesome!!! Thanks again for your time and or opinion.

7) I am going to get every option but the sunshelf.


Pool Quote

Dimensions of Pool: Width: 20’ Length: 40’ Area: 800 sq. ft.

Shape of Pool: Rectangle Depth: 3 ½’ to 8 1/2’

Filter: Jandy 60 sq. ft. diatomaceous earth (D.E.) with a Jandy Stealth 2 HP/2 speed pump hydraulically designed to meet the requirements for the filtration of the pool and spa.

Electrical Appliances: Jandy PDA-PS8 Pool Digital Assistant handheld controller. Brings the power and flexibility of a wireless control system to the palm of your hand. Controls filter pump, Polaris pump, heater, spa, spa and pool lights, and other accessories such as landscape lighting. Includes a 125 amp capacity sub panel mounted inside a water-proof case, three 250 watt quartz halogen pool lights and one 100 watt spa light with stainless steel light niches, junction boxes and electrical bonding of steel structure. Also includes an iAquaLink for operation from any hand-held web enabled device. Ethernet cable to the pool equipment by others if the wireless signal strength is weak at the pool equipment location.

Electrical: All necessary electrical for pool and spa.

Excavation: To be performed with a standard front end loader. Dirt to stay on site. All necessary forming for pool and spa is included.

Plumbing: Suction lines connecting main drains (two), and skimmers (two) to filter pump, to be independently plumbed in 2" schedule 40 PVC, and controlled with Jandy "Never Lube" valves to allow balancing of skimmer action. Return lines (three) to be plumbed in 2" schedule 40 PVC from pool equipment to first return in pool, and reduced thereafter to 1 1/2", and 1" as dictated by pool shape and appropriate hydraulic engineering. Gunite: To be pneumatically applied using a ratio of one part cement to three and one half parts sand, mixed dry on site, with hydration occurring at the nozzle. Coping: 2”x14”x24” premium blue flagstone with a thermal finished edge

Tile: One row of 6” tile around perimeter of pool and spa, and 12” on the automatic cover ledge. ($10.00 per sq. ft. allowance)

Steps: One set of four steps in the shallow end with a 6’ extended 2nd step.

Swim Out: One 6’ swim out with a step in the deep end.

Heater: 400,000 BTU Jandy JXi with electronic ignition, dual thermostat, Natural Gas.

Automatic Pool Cleaner: Polaris TR35 with back up valve, time clock and 3/4 hp booster pump.

Spa: 10’x12’; 120 sq. ft., flush with pool deck, 2” premium blue flagstone with thermal finished edge, 18" bench with a 6” sloped backrest, 2” premium blue flagstone, eight hydro-air injectors plumbed into dual independent 2" manifolds supplied by 2" supply lines. Separate main drains with anti vortex plates, one 100 watt incandescent light, and one 2 HP blower. Includes winter unions for use after the pool has been winterized. Veneer by others (Town and Country to provide notch for stone veneer).

Spa Cover: Thermal insulated spa cover, color to be determined.

Automatic Pool Cover: Coverstar pool cover with electrically powered mechanism. Mechanism to have 20 year warranty and to be contolled by way of a key switch, location to be determined. Cover fabric to have a seven year warranty. Cover to be installed by factory trained mechanics per factory specs. Cover color to be selected. Forming and pouring of the concrete cover box is included.

Automatic Cover Lid: 2”x14”x24” premium blue flagstone with a thermal finished edge

Winter Cover: Loop-loc mesh cover for pool with including installation, color to be determined.

Water Purifier: The Nature2 Fusion Soft is an all-in-one sanitizing system that includes mineral sanitization and saltwater chlorination technologies in one housing. The dual approach’s first process is Zodiac’s patented Nature2 technology which delivers controlled trace amounts of beneficial minerals to help reduce bacteria and maintain algae free pool. The mineral cartridge reduces the amount of chlorine your pool requires, which dramatically improves the water quality. The second process is known as electrolysis which produces chlorine from a low concentration of salt added to the pool water. Chlorine kills bacteria, oxidizes organic material, and kills algae then reverts back to salt. The Nature2 Fusion Soft then reuses the salt to repeat the process again.

Interior Finish: Pebble Sheen, color to be determined.

Water Haul: Truck in water to fill pool and spa after Pebble Sheen.

Caulking: Caulk where pool and spa coping abut pool deck as necessary.

Other: Swimming pool permit, temporary fence, maintenance tools (two telescopic poles 8'-16', leaf net, wall brush, chemical test kit and thermometers for pool and spa, vacuum head and hose), clean up, and customer indoctrination when the pool is full and operational. OH- One more thing. I would like to have fiber optic lights on the floor of the pool. that look like the picture below. He said it would cost 50,000.00, yes 50K. Does that seam right to you?

4) Is 9,240 a reasonable amount to pay for bullnose coping? That seams like a lot to me. I would skip it and stay with the flagstone coping. Flagstone is nice stuff and you will love it.

7) I am going to get every option but the sunshelf. My opinion? Skip the swimout and get the sun shelf. Sun shelfs are awesome and believe it or not, you will spend a lot of time on it. If you do get it though, get a couple of bubblers on it. Bubblers provide great ambience and will help keep the dirt cleaned off of it.

Have you considered LED lights? They arent as bright as incandescent, and 3 would be enough. They can be nice for ambience and the color shows would be great when entertaining. They also draw way less bugs at night than incndescent do.
Also, what type of pump is being supplied. There are lots of types, such as single speed, 2 speed and variable speed. (for 185K, I would hope a Variable Speed pump is being supplied.

What is gong to happen to all of that dirt? That will be a LOT of dirt and someone is going to have to be done with it.

Plumbing: Suction lines connecting main drains (two), and skimmers (two) to filter pump, to be independently plumbed in 2" schedule 40 PVC, and controlled with Jandy "Never Lube" valves to allow balancing of skimmer action. Good on 2 skimmers indepenently plumbed. Return lines (three) to be plumbed in 2" schedule 40 PVC from pool equipment to first return in pool, I would recommend plumbing the returns individually. In a Loop fashion such as is being quted, there will be considerably less flow at the farthest from the pump. With as 20x40 pool, you will need all of the return you can get. I would recommend at least 4 of them. and reduced thereafter to 1 1/2", and 1" as dictated by pool shape and appropriate hydraulic engineering. Spa plumbing to be 2” schedule 40 PVC.

I would ask him to finish it.

You will find that TFP doesnt think much of the Nature 2. They use metals such as copper and silver for purification and metals can leave ugly stains on the plaster. They just don't work very well. Recommend to go either with a SWG system or a Liquid Chlorine dosing system.

For the price you are paying get a variable speed pump, the bullnose does not seem that high but if it helps I have heard that the thermal edge is more in fashion probably because of the cost. the fiber optic thing is way cool my guess is the price may reflect your builder having to birring in a specialist to do the work, only way you will know for sure is get some more quotes. For a pool your size you are looking at a dozen trips with a decent size tractor trailer to remove all the dirt so unless you are on a farm I would get the removal included in the quote.
 
As above, multiple quotes based upon your ideal design will validate the price proposed. That said - everything is negotiable until someone walks away.

For more input on the suggestions, please upload a design image, as the location of lights / returns / etc can make a significant difference in your final product / enjoyment.

In this price range, I would encourage you to consider value to a future buyer as well. It may be that a slightly smaller pool (30x20??) with integrated koi pond, larger deck, wet at, pizza kitchen and/or outdoor kitchen will create more long term value.
 
That pool size is a bit larger than ours (18x38). And the depth profile is the same. It will absolutely be large enough. Though we do not have a spa. Will your spa be inset to that rectangle? Even if it is, great size.

Bullnose on the coping seems quite high. The only place something other than square would be interesting to me would be on the inside of the spa which you lean against. Otherwise, unnecessary to me. We have square edge PA bluestone as well, though not quite as thick, except on our Coverstar autocover cover stones.

LED's should be considered a no-brainer for a pool of that caliber. 2-3 for the pool and one for the spa.

I'd choose some fantastic custom mosaic for the bottom like Martin Kennedy's versus a 50k fiber optic system.

Ditch the Nature 2 and also get a robot versus a vacuum needing a booster.

You'll love it but you'll get much more enjoyment out of a great mosaic. I love my LED lights and glad I got them (was considering skipping them). But, I only see them for a small amount of time and while it's a nice highlight to my yard I only really look at them for a much shorter time than I swim in the pool. So a mosaic would get much more "use." But i'd personally save the 50k altogether.

I would get at least one other quote. With a price like that it could easily differ by 30k. Of course like anything, price isn't everything. I always consider the ability to do the job. All will say they can do it, but there is a value in getting it done in a reasonable time (sounds like this co. has proven they can do that). Just an FYI, I have a 32x16 pool on a slope so we had to take a large amount of dirt out. It cost 6k. Not a big deal considering the size of your job and might even be worth getting rid of it depending on how the lower soil quality is. Good luck!
IMO, skip the heater upgrade. Not sure how they justify the difference.

Pool pricing varies so much from region to region and site considerations are important so it is difficult for us to judge pricing.

That said for the price it seems like hes selling stuff rather than giving you the best. The odds are that your pool service will not use the metal part of the Nature 2 system. Its not something that gets good reviews on here. A oversized Jandy salt system would probably be better. Or a chemical dosing system.

A gunite spa with extra jests is great for socializing. But for a better quality spa experience you get more jets with a portable spa. But for parties and socializing a inground spa is great.

I'd also recommend 4 returns. That's a large volume of water.

Tell him to include the sunshelf and the swimout for free -- I'd really like to understand how excavating less costs him that much more.

1/2" at 6" on center rebar? For the whole pool? Ok that's probably overkill and frankly I've never seen a pool on here that meets that spec. Is there an engineering review?

I must be missing it but what is the pool pump?
 
:wave: Hi fellow Marylander. We're just wrapping up our pool build, similar specs but smaller pool, and spent less than a third of what you've been quoted. I recommend that you talk to more pool builders. From everything I've experienced, they all use the same subcontractors, and a few of ours came from northern VA and probably service Bethesda if they travel to Annapolis.

Thanks for your comments. I agree, most pool builders use the same subcontractors, I really do need to get another quote. If you feel comfortable would you please share the company you went with and the others you interviewed? You could send a private message to me with the info. If not I totally understand.
