Thank you for this web site, I spent most of this afternoon looking over lots of the postings here about pools, filters, etc! lots of info...

Anyway, we are looking at getting a pool for the back yard here at the house, the property is located on a shelf of limestone rocks, and we seem to "Grow" lots and lots of rocks all over the property. The topsoil is only about 6" deep here so we will probably have to do an above ground pool we are thinking. We have had one company come out so fat to give us a design and estimate for a small pool that is right off the back porch. Currently the back porch has no steps and is about 4' above grade. The designer at our request placed the pool right up against the patio and proposed a rectangular pool with a circle at the far end for structural reasons. We have a very tight budget, and don't want a big hard to keep up expensive pool, we want something to jump into when it is 100+ deg to cool off and to be a water feature for when you walk into the house you look from the front door thru the living room to the pool.
Here is what the designer gave us for a proposal, I would like some feedback on these items from those who have experience with them please.


DESIGN / MOBILIZATION / SITE PREPARATION

ï‚§ Provide all necessary county permits for construction of a swimming pool.
ï‚§ Trash Box provided throughout the duration of the project.
ï‚§ Provide 3D design work, 2D construction drawings and shop drawings.

EXCAVATION/ FORMING / STEEL / GUNITE / CLEAN UP

 Swimming Pool 15’ X 17’4”, 55 perimeter, 205 surface area, 4’x 4’6”x 4’ depth profile. Swimming pool has benches and steps per plan. Pool capacity is 6,200 gallons.
ï‚§ Excavation material to remain on site.
 Steel to be: single mat, #4 grade 40 Rebar on 10” centers on walls and floors
 24 yards of a 6 sack (5500 psi min.) gunite, dry mix application 9-10” thick floors and 10-12” walls, with a structural lifetime warranty from installer.
ï‚§ Site pre-clean after gunite, final clean after masonry and interior prep for pool prior to plaster.

PLUMBING MECHANICS AND EQUIPMENT

ï‚§ 1 x Jandy Stealth 1.5 HP filter pump for pool filtration. Operates pool main drain, 1 skimmer, 5 returns
ï‚§ 1 x Jandy 48 sf DE Filter with hi-flow multiport valve for Pool Filtration. Best filtration available with easy maintenance and cleaning.
ï‚§ Jandy Salt Sanitizer
ï‚§ 1 x Jandy white 300w pool light. Low volt for safety with transformers and GFCI protected breaker.
ï‚§ Poolmiser for water make up complete with overflow.
ï‚§ Install fill line from pool back to equipment pad with a valve for future water fill.
ï‚§ Jandy neverlube Valves on all pool, and spa suction and return lines.
ï‚§ Time clock control, pumps by Aqua Structures registered electrician.
 Start-up chemicals and equipment included: 8’x16’ telepole, standard leaf rake, 18” nylon curved brush, Taylor complete test kit, standard vac-head, and 35’ vac-hose.

MASONRY / HARDSCAPE / CONCRETE

ï‚§ Leuderstone Coping for pool
ï‚§ Twin Stools
 55’ lf Pool waterline to be finished with client choice of tile category A
ï‚§ 20 linear feet of steps
ï‚§ Two cinder block planters with tan stucco underpinning, finishing 24 inches below existing patio


INTERIOR FINISH

ï‚§ Pool interior prepared with hydraulic cement around all penetrations, finished with light grey fittings or color to match pool interior.
ï‚§ Pool and spa to be finished with grey Marcite plaster interior or client choice of color. See options for upgrades.

FEATURES / CONNECTIONS

ï‚§ Personalized start up and customer walk through. Swimming pool introduction and a warranty manual are included.
ï‚§ 1 month of weekly pool service is included with the proposal.
ï‚§ 3 year Jandy products warranty, Aqua Structures is a Jandy warranty center.
ï‚§ Aqua Structures 2 year warranty on all workmanship defects.

Welcome to TFP!

The design is quite nice. The only thing that really jumps out to me is the size of your pump. Most builders though tend to put way oversized pumps on their builds. Not really sure why. Anyway, your pump is too large for your setup. I would opt for a 1/2 or 3/4 HP two-speed pump. Much more economical and does just as good a job.

Well, we just got a rough estimate from Oasis Pools for a 10' x 30' 4.6 deep rectangular pool with the pool being 2.6 feet into the ground and 2' above ground with a variable speed Hayward EcoStar pump, Pool Pilot digital Nano chlorine system, Sun Stone Pearl Aqua Pearl finish for around $38k.

Anybody have any issues with these equipment choices? Formal proposal due next week along with photos...
